The Waterside Villas

Tucked along the shores of a private lagoon in District 11, The Waterside Villas at The Sanctuary offer a striking blend of waterfront calm and contemporary architectural design. This small, gated enclave of 4, 5 and 6-bedroom villas is designed for those who value both privacy and a deep connection to nature, where home and landscape exist in effortless harmony. With just 60 villas in the community, The Sanctuary brings a new and exclusive dimension to wellness-focused waterfront living in Mohammed Bin Rashid City.

Architecture Inspired by Nature

Architecturally striking yet naturally in tune with their surroundings, Waterside Villas at The Sanctuary are designed with a philosophy of openness and fluidity. Expansive floor-to-ceiling windows frame the lagoon, inviting light to dance across interiors detailed with rich natural textures. Spanning generous plot sizes from 8,288 to 14,383 square feet, each residence exudes a clever interplay between elegant living and the organic beauty of the water’s edge, with stunning rooftop terraces overlooking the Burj Khalifa and the wider Dubai skyline.

The development offers four distinct design styles: The Retreat, The Hideaway, The Escape, and The Oasis, each with unique architectural elements. Grand master suites provide a private escape, with dressing areas and spa-inspired bathrooms designed for absolute comfort. Two kitchens – one a show kitchen, the other a chef’s kitchen – feature top-tier appliances and bespoke cabinetry.

The philosophy behind The Waterside Villas is an effortless connection between indoor and outdoor living. Private gardens are landscaped with pristine swimming pools and sunken seating areas, ideal for intimate gatherings or moments of quiet reflection. Japanese-inspired zen gardens bring a sense of serenity, while courtyards with curated greenery offer a natural extension of the home’s interiors. The balance between structured architecture and organic elements ensures that every villa feels like a personal retreat within a larger, vibrant community.
