Reading an off-plan launch: what the 2026 cycle shows
Eight current Dubai launches, from Creek Harbour to Emaar South, read through their payment plans, handover horizons and the drift of the 'from' price.

Off-plan sales made up 72 per cent of Dubai's residential activity in 2025, by Savills' count, so the terms of a launch matter more than ever. The group's research desk documented eight launches that were open in October 2026: Valia, Greencrest, Golf Trails, Avarra by Palace and Palace by the Beach from Emaar; Palm Central Private Residences from Nakheel; Binghatti Etherea; and Ellington's Meriva Collection. Three lessons stand out.
The first is that the payment plan describes the developer's risk appetite as much as the buyer's. Emaar's Creek Harbour, Dubai Hills and Emaar South launches use an 80/20 structure, with four-fifths paid during construction. Avarra by Palace runs 10/80/10. Binghatti's Etherea and Nakheel's Palm Central are reported at 20/50/30, deferring nearly a third to handover, and Ellington's Meriva at 70/30. A heavier back-end share is attractive on paper; it also means the buyer carries the completion risk for longer, which is why the developer's delivery record is the first thing to check.
The second is the handover horizon. Binghatti Etherea indicates July 2027, the shortest of the set. Greencrest points to June 2029; Meriva to the second quarter of 2030, though sources also give the first quarter of 2030 and the fourth quarter of 2031; Palm Central to September 2030; Golf Trails to October 2030; Valia to the fourth quarter of 2030; Avarra to June 2031; and Palace by the Beach to 2031 with the quarter still unconfirmed. Where sources disagree, the group records the disagreement rather than choosing the more flattering date.
The third is the drift of the published starting price. Emaar's "prices from" figures move with remaining inventory: Greencrest launched at AED 1,570,888 and was quoted at AED 1,743,888 by October; Golf Trails launched at AED 1.25 million and now reads AED 1,968,888; Valia's developer figure of AED 1.96 million was being quoted by brokers at AED 2.06 million within a few months. A starting price is a snapshot of the cheapest unit still unsold, not a benchmark for the building.
Two further habits are worth adopting. Where a developer has not published sizes or a price, as with Palace by the Beach, treat the indicative figures circulating in the market as exactly that; and where storey counts differ between sources, as with Avarra's sixty-four or seventy-eight floors, ask the developer. The platform shows a price only when it is the developer's own published figure, and it marks the rest as on request. Every launch in this note is documented, with its sources, in the group's research record and in the developments catalogue.
