Prime Dubai is not one market but a handful of enclaves, each shaped by a single master developer and a particular idea of how to live beside water, parkland or a golf course. The eight below account for most of the city's largest residential transactions. The figures are those recorded by the Land Department's data feeds and the major brokerages for 2025 and 2026; plot and house sizes should be confirmed against developer floor plans.
Palm Jumeirah, by Nakheel, was launched in 2001 and received its first residents in 2007. Its Garden Homes offer four to six bedrooms from about 5,000 square feet; its Signature Villas, of five to seven bedrooms and 7,000 square feet or more, sit on plots of 13,000 to 15,000 square feet. Villa resales averaged AED 6,938 per square foot in 2025, Signature Villas start around AED 45 million, rebuilt houses have traded above AED 280 million, and the year's record resale reached AED 161 million.
Emirates Hills, Emaar's gated estate within Emirates Living, dates from 2003 and is built of custom mansions on plots of 12,000 to 45,000 square feet around seventeen lakes and the Montgomerie course. The twelve-month median stood at AED 3,023 per square foot; sales in Sector P ran between AED 55 and 110 million, and a 2025 transaction set the record at AED 425 million.
Jumeirah Bay Island, Meraas's seahorse-shaped island off Jumeirah, was developed between 2014 and 2017 with 128 plots and the Bulgari villas, lofts and lighthouse, now sold out. A villa sale in March 2025 set the record at AED 330 million; a single plot has sold for AED 182 million.
Dubai Hills Estate, Emaar's 2014 community around an eighteen-hole course, holds Golf Place villas of four to seven bedrooms across 5,700 to 10,000 square feet and the Parkway Vistas of six to seven bedrooms at 8,266 to 9,212 square feet. Golf Place traded at a median of AED 2,473 per square foot, five-bedroom houses from AED 20.9 million, and estate villas averaged AED 2,798 per square foot in 2025.
Jumeirah Golf Estates, opened in 2009 around the Earth and Fire courses designed by Greg Norman, offers golf-fronting villas of four to seven bedrooms and Hillside plots of 12,000 to 16,000 square feet and more. The estate saw 165 resales worth AED 2.94 billion in 2025, and a record sale of AED 110 million in July 2026.
District One, in Mohammed bin Rashid City by Meydan Sobha, began in 2013 around a seven-kilometre crystal lagoon. Houses run from four to seven bedrooms and 6,022 to 9,679 square feet; in October 2026 they were trading between AED 2,121 and 2,520 per square foot, with five-bedroom homes at AED 17.9 to 24.9 million.
